What amenities are planned?
The developer has already completed the clubhouse, which includes the Fitness Center, Gathering Room, Kitchen, and a Lending Library. Adjoining the clubhouse is a beautiful pool. A koi pond is at the front of the grounds with lighted fountain. Additional amenities include a bar-b-que/picnic area, putting green and proposed fitness trail.
Is West Park Place in the Fayetteville city limits?
Yes.
How do I operate the security gate at the entrance?
You receive an electronic fob at closing which will operate the gate. You will also set a manual code that you can enter in the event that you do not have your fob with you.
How do guests enter when the gates are closed?
Guests may call ahead, or from a phone located outside the entrance gate. Homeowner may provide a pre-selected 4-digit code for guests to enter on Touch Pad outside entrance. Homeowners are also provided (2) entrance gate openers.
When will the security gates be closed?
While construction continues, one side will remain open during working hours. At pre-set times the gate will close for the off hours.
Who provides utilities (electricity, water & sewer)?
Fayetteville Public Works, better known as PWC.
Is there a Homeowner’s Association?
Yes. Your Association is responsible for all common areas and facilities. It is a chartered NC nonprofit cooperation with community rules and regulations. Copies are available for you to review.
Who controls the Homeowner’s Association?
West Park Place, LLC, the developer, controls the Association until the community has grown sufficiently for control to be turned over to the homeowners.
Are there dues?
Yes, all homeowners pay monthly dues.
What do the monthly dues pay for?
Grounds and common area maintenance (lawn & planting bed care, in-ground irrigation system, entrance, fencing, trash removal, clubhouse, pool and surrounding amenities), area lighting, association liability insurance, painting and roofing of building exteriors, street and sidewalk maintenance, and management fees.
How do I dispose of trash/garbage?
All personal trash/garbage must be placed in the community trash collection container. It is located inside the entrance gate on the exit side of the street. It is serviced by the City of Fayetteville Sanitation Department.
Can I install a Satellite Dish?
Yes, a Satellite Dish NTE 20” diameter may be installed in your back patio area.
Can I install a storm door?
Yes. You can contact the builder, Watermark Homes, for information on an approved door for the front and/or back entrance.
Can I add a detached storage unit/shed?
No.
Are there parking restrictions?
Yes. These are defined in Sections 2 & 3 of the Rules and Regulations.
How do I get a copy of the Restrictive Covenants & Association Rules & Regulations?
You or your Real Estate agent will be provided a copy upon request.
Are there any additional fees or charges?
There is a one-time Association start-up fee of $350.00 paid at loan closing.
Does the Association insure my individual Townhome?
No. Each homeowner provides their home’s Hazard/Homeowner’s Insurance policy at loan closing.
Who pays for damage to individual units?
Damage to an individual Townhome is the responsibility of the homeowner. In many cases your Homeowner’s Insurance will help.
Is the clubhouse available for my personal use?
Yes. Homeowners may reserve the clubhouse for private functions by contacting your Association Management Company.
Can I reserve the pool or other amenities outside the clubhouse?
No. The pool and other outside amenities are available for use of all homeowners and their guests at such times established by the Homeowner’s Association.
Do I have to reserve time in the Fitness Room?
No. There is an entrance from the outside available to all homeowners on a 24/7 basis, or as agreed by the Homeowner’s Association.
When may I use the pool?
The Association determines pool use schedule, typically mid May through Labor Day.
Do I have a Home Warranty on my Townhome?
Yes. Your builder, Watermark Homes, Inc. of Fayetteville, provides a one year builder warranty, and certain components of your home have extended warranties.
Can I enclose the rear of my privacy patio?
No. To maintain all grounds the Association requires access to patio areas.
Are pets allowed?
Yes. There are weight limitations.
